TRANSFORMING SPACES WITH INTERIOR FIT-OUTS

When it comes to transforming a blank interior into a functional and aesthetically pleasing space, interior fit-out projects are where creativity meets precision. These projects involve meticulous planning, coordination, and execution to bring a space to life according to the client’s vision. Interior fit-outs need to be a perfect balance of design, quality, and efficiency; all while having their own set of challenges when compared to a new build. Whether it's an office, retail space, or residential property, the process of interior fit-out plays a crucial role in shaping the final environment.

The most important thing when dealing with an interior fit-out is attention detail. Ceilings, office fronts, reveals and all other architectural details must align and flow throughout the entire project. Benchmarks must be established prior to framing and all contractors work from these benchmarks and not from the floor. The design that must be shaped to fit the existing space instead of creating a space to work with the ideal design.

Compared to a new build, interior fit-outs often have a fast-paced shorter schedule. With a new build, you start underground and work your way up. Durations are much longer on a new build than an interior renovation. This is where long lead time items are a strain, such as HVAC equipment, light fixtures, electrical panels and sometimes finishes, because you do not have the time to procure materials, like you would with a new build.

With an interior fit-outs, a company’s ability to self-perform is particularly important. The projects are usually a quick start, so there needs to be flexibility to get the proper manpower onsite early and with self-perform, companies can use their own people to drive quality and schedule. Many times, superintendents are former/current carpenters which allows them to double as a foreman, a huge benefit to the construction manager.

Existing conditions are typically something that can be the largest challenge for interior fit-outs. When renovating a space, there is much that cannot be seen until demolition and construction is started. This would include the existing structure coordinating with MEP and ceiling heights. Many times, we re-use existing HVAC equipment such as AHU’s and VAV’s. These aren’t always in the best condition and need repair or replacement. In older and historic buildings hazardous materials such as asbestos are a factor. All of this is not known until inspections are done on the systems.

Many interior fit-outs are in occupied buildings and sometimes work is even done in occupied spaces. The challenges here is making sure work is contained, and the noise kept down to allow the current tenant or surrounding tenants to operate their business as usual. Demolition, work in other spaces and activities that are noisy must be done off hours. Construction workers must be sensitive of the other tenants or current tenant, as well as building management to ensure we are limiting their interruption while work is being completed.

When building out a space in a multitenant building, there are building systems that need tied into, such as HVAC, electrical, fire alarm, fire protection, etc. This requires a lot of coordination and understanding of the building systems. It also requires a good relationship and communication with the landlord and building engineers as all the work must be coordinated with them.

Interior renovations are a specialty, just like healthcare, schools, sports venues, etc. The more experience with these types of projects, the more efficiently they can be run. Additionally, when working in the same market, relationships are generated. From these relationships comes more continuity of working as partners on a project and generates the opportunity for more projects.
